The property is situated on one of the \u00a0city\u2019s \u00a0main streets \u00a0that serves as \u00a0a \u00a0direct traffic \u00a0artery to the city center ; approximately 130,000 inhabitants live within a 3 kilometer \u00a0radius of the \u00a0property and approximately 470,000 within a 6 kilometer radius.
